February Board Meeting Minutes
February 12, 2008 at 5:30-7:30 PM -The Library Coffee House

Dennis Burks, President of Baldwin Park HOA called the meeting to order at 5:30 P.M.

In Attendance: Dennis Burks, President,
Pam Barkell, Secretary/Treasurer, Dwight Tovey, past President,
Rachael Parry and Tammy Cahoon, Volunteer Coordinators
and Baldwin Park homeowners.

MINUTES
The Board had an opportunity to read December’s minutes, and a motion was made and seconded to approve the minutes. Vote for approval was unanimous.

Discussion Items, Conclusions and Action Items:

Settler’s Irrigation District water bill increased this year to $5,486 from last year’s $3, 200 due to litigation costs with the ACHD. A copy of the notice and information is available to all homeowners if requested.

Addition of verbiage regarding payment due date and interest was added to annual association statement that was mailed to homeowners in January stating all invoices are due within 30 days. A late fee of 18% per annum will be assessed on past due invoices starting March 1, 2008.

MGM Management annual renewal contract was signed and renewed for another year.

The Board thanks Dan Olson and Richard Kelly for volunteering their time and labor to remove all the snow we received this year.

Rachael Parry presented overview of community events. Those events are the Easter celebration, National Night Out, Fall Festival, 4th of July Parade, Neighborhood Garage Sale, and the community Christmas light contest.

The Easter celebration will be on March 15th beginning at 2:00 in the main park. The egg hunts will begin at 2:30. There will be several activities for families. Details will be announced in the upcoming newsletter. The board would like to thank Rachael Parry and Tammy Cahoon for their time and contributions to make these events such a success. Volunteers are needed for all events and activities.

Next Board meeting will be held on Wednesday, March 12th at 6:00 at the Library Coffee House. All homeowners are invited to attend.
