Minutes from "July Board Meeting" on Jul 25 2008 - 1:00pm

Minutes from the May meeting were approved.

Replacement of malfunctioning pool heater and filter pump was approved.

Replacement of malfunctioning irrigation pumps was discussed and approved.

The Pool Committee has requested funds to replace worn pool furniture. With the unexpected costs for replacing the pool and irrigation equipment, the Board decided that replacing the furniture at this time would not be appropriate. Dennis will investigate having the existing chairs repaired. Replacing the furniture will be included in the budget for next year if necessary to be approved by homeowners at the annual meeting.

The sidewalk on White Sands near Clearbrook needs to be repaired as it is currently a trip hazard. MGM will be requested to find out who is responsible for repairing sidewalks next to roadways.

The status of the homes involved in the XXXXXXXX Construction bankruptcy was discussed. Dwight will investigate having the electricity turned on to run the irrigation system. In addition Dwight will investigate having somebody take care of mowing the yards with the costs assessed to the properties.

The monthly expense report was reviewed. Discrepancies were noted about charges for the pool security system and landscaping upgrades. Questions about these charges will be forwarded to MGM.

A request from the owner of XXXXXXXX to waive title transfer fees was discussed. The Board declined to waive the fees.

The next Board meeting will be held at 1:00PM August 20 in the MGM conference room.
